Matt Capron was our property manager for our condo in Little Italy for six years. He was always responsive to the needs of our tenants and to us as owners. He consistently found responsible tenants who paid rent on time and were respectful of our property. He turned the rent payment around quickly with direct deposits in our bank account. We appreciated that he is also an attorney knowledgeable in rental housing laws and regulations. If you have a San Diego property to rent consider Vertical Horizon and Matt Capron to manage it.

Edit - Matt Capron was quite helpful during a tough transaction between ownership of the property. Some things could have been done differently and I believe Matt has taken them into account. He was very helpful during his period of property manager. I had no issues with him personally, the issues I had where found within the new ownership placing Matt my wife and I into the crossfire.

Matt is amazing. He is very professional, courteous, intelligent, and having lived in San Diego for several decades, is extremely knowledgeable and well versed with the area. I'm sure there probably are other great real estate agents in the area as qualified as Matt, however Matt is also an attorney which is extremely helpful when negotiating on your behalf. So if you could get a great real estate agent that's also attorney at the same cost, why would you do that? Sounds like a no-brainer to me!

All I can say is Wow! We had been searching for a home for over 2 years and through it all, Matt has been unbelievably patient, responsive and diligent. He took the time to understand exactly what it was that we were looking for (easier said than done, esp when we didn't exactly know ourselves). No matter how busy he was, he was somehow always able to find time to accommodate us. He worked with our hectic schedule, once even driving to our house at 11 pm in order to obtain our signatures for an offer sheet that he felt needed to be submitted right away (our fax printer is broken). It actually proved to be a pivotal maneuver in sealing the deal for us since there were a number of interested parties in the particular home we wanted. Even after our offer was accepted, he was somehow able to coax the sellers into all sorts of concessions that we did not even think was possible. Truly, squeezing blood from a stone comes to mind.

Folks, I've worked with numerous realtors before and I'm telling you I've NEVER received this sort of attention. His tireless effort and intricate knowledge of the San Diego real estate market will undoubtedly help you find the home of your dreams. I hate to sound like a shill, but please please trust me on this - do not trust your future to one of the many inexperienced hacks out there just looking for a commission - it will be to your detriment. Give Matt a call and watch him work his magic for you!

We are preparing to sell our rental property based upon some timely advice that Matt has provided to us about the current real estate market. Being as busy as we are, it's nice to know that someone is out there looking out for our best interests. I will update this review once we're able to sell, but I can already tell that our prospects are definitely looking rosy.

Update: 7/12/13
Within 8 days, we received an offer. Although it was lower than our listed amount, it was still within our 'sweet spot' range. Matt advised us on an effective counter strategy and after a few back-n-forths with the buyer, we arrived at an even more attractive price. Today, I'm happy to report that we were successfully able to close escrow. Excellent work once again!

Rude! Was VERY interested in renting a $2700 / month property and requested a phone call to discuss a few things. If Matt is free to return emails, the courtesy of ONE phone call shouldn't be that much to ask for. AVOID!

After I told him I was displeased with his communication and this would reflect in my Yelp review, he threatened LEGAL ACTION against me!!!! Not someone I would want to rent from....
