Most apartment units here are far from modern. The appliances and fixtures are outdated, and the bathroom vanity sinks are original from when the complex was built. My own bathroom vanity is water-damaged and dry-rotted. The windows are also original and have not been updated since the property was constructed.

I am only renewing my lease for a one-bedroom, one-bathroom unit because they keep my rent below $1,000. However, I’m shocked that this year’s rental rates for similar units now range from $1,300 to $2,000, especially considering the very poor quality of these apartments. I understand that this property is managed by a corporate rental agency, but it is severely neglected.

For example, my refrigerator is an old black appliance that constantly runs, which consumes more electricity. Parking here is practically nonexistent, and the security gate is useless. They allow anyone to park here, and visitor parking is now extended to seven days before vehicles are towed. Why are people allowed to park here for six consecutive days before any action is taken? Visitor parking should be limited to three days. I’m paying to live here, yet the public parks here for free—this is completely unacceptable.

I’ve lived here for almost two years, and the same five washers have been broken the entire time. Only two washers function, and even those barely work. Almost none of the dryers work. The passenger gate remains unlocked 24/7, allowing anyone to walk into the complex at any time. **Be careful—**the security policies here are nonexistent, and people who do not live here enter the property to scout for vehicles to break into or steal.

ROACHES are everywhere! I’ve deep-cleaned my unit multiple times, but the infestation persists because many neighbors live in filth. These apartment units need to be completely gutted and remodeled. This complex is severely neglected, and it’s unacceptable for the rent to be so high given these conditions.

Also, the cameras don’t work. Christa and Celine are the worst property managers I’ve ever dealt with. Below is a post of our emails documenting their dishonesty and negligence of the property at Vesper Apartments. They are lying when they say the cameras ā€œwork,ā€ because they absolutely do not. Christa is the assistant property manager at Vesper Apartments. Do not trust her—she acts nice to your face but is two-faced behind your back.

Vesper Apartment Complex is terrible! I have been speaking to Christa, the assistant property manager, for months regarding the roach and pest problem, but she has been avoiding me.

There are also critters in the crawl space above the second-floor units—I know because I can hear them crawling around at night.

Additionally, my car was broken into, and the property management team has no security measures in place to protect residents. Christa keeps telling me that it's not her responsibility, but how about fixing the fence that is clearly in disrepair? They also allow random people, including homeless individuals, to enter the complex freely. Every time I go into the office, Christa tells me she is busy.

There are only two working washers in the entire complex, while the other six have been broken for over four years! Other tenants have told me that these washers have actually been out of order for five years.

Anytime I submit a maintenance request to fix my toilet, which doesn’t flush properly, or to repair the water heater, no one ever comes to fix it.

Everything in these units is outdated—from the vanity and doors (which have holes that were just painted over) to the kitchen cabinets, countertops, sink, fridge, and more. The kitchen cabinets are so old and extremely CHEAP!

The community laundry room at Vesper Apartments is always messy! Tenants let their children run around, putting boogers on the walls. The property managers also allow homeless people to enter and sleep there. Additionally, drug addicts use the laundry room to do drugs because it has central air—providing heat in the winter and cooling in the summer.

The laundry room always smells bad, and the floors are never cleaned. It’s always the same messy neighbors who leave dryer sheets everywhere and throw empty laundry detergent bottles on the floor. The place is completely rundown and poorly maintained.

I am leaving Vesper Apartments this year as soon as my lease is up! Christa and the other property manager (a woman who wears glasses, but I don’t know her name) will not be getting any more of my money.

These are terrible property managers! All they care about is filling units so they can receive their bonuses at the end of the year. Do not trust them! DO NOT MOVE HERE!

There was a huge pest control problem. Roaches everywhere. But the worst thing is the application process, they didn’t want to add my name to the lease but still addressed me when it came to payments and notices. Kind of backwards. When you call as a tenant you’d often not get an answer. Maintenance wasn’t always on time, we’d have to call multiple times to get help. AC vents were moldy, cracks in the walls, and parking wasn’t always easy to find. Lots of warning about parking in the emails. There needed to be more visitor parking. We couldn’t wait to leave. Oh and the even worse part- why are the laundry machines always broken? They’ll tell you it’s a ā€œthird company policyā€ or they’re not the ones that deal with the laundromat…. What are tenants supposed to do? Don’t we pay for these amenities? Pool was always closed, hardly open.

My car was STOLEN from here last week and after talking to about 10 different neighbors, discovered that 8 of them had had car robbery attempts on them, and 4 of them had their ignition damaged beyond operation just like mine. The gate here does nothing. Another neighbor told me not long ago there were tons of apartment break'ins and management refuses to install any cameras that don't directly point at the office. They are aware of this issue and have done nothing to rectify it.

DO NOT MOVE HERE IF YOU DONT HAVE FULL CAR COVERAGE AND PRIVATE PROPERTY APARTMENT INSURANCE.

Terrible management. They aparently have a reputation of being fairly racist and only taking into concern input from white residents.

There is also black mold in the vents in MULTIPLE apartments and the ceiling in my bathroom completely flooded the bathroom recently due to an issue with the AC which we had to wait over 8 hours for help for.

Worst place to live at. Ac is not working from days i complained in the leasing office 5 days ago but no one came to fix, my apartment temperature is 84. Even i call the emergency line multiple times, now more than 24 hours later still no response. This heat is no joke. They dont know how to work they do not value their tenants.

I'm shocked by all the reviews on here! But so far my experience living here has been amazing. My building is peaceful my apartment is roach free (only see one once every few months) Office staff have so far been amazing to me and have resolved small issues. Some things need to improve but over all i love my apartment!

I liked them at first but now I’m looking forward to leaving this place. Not worth it anymore!

The laundry area is a mess, I’ve occasionally walked in to people in there doing drugs. Cheap cabinets, mold builds up quick and most important thing to note, the A/C does NOT work properly. If you see apartments with a/c window units is because most don’t work. This Texas heat does not play!! The majority of my maintenance requests have been because of my a/c.
