Had a crazy solar set up I wanted to do. Couldn't find any solar company to take it on. Stopped by Vesta and talked to Angel at the front desk. He looked at me and said I don't see why we can't. Louis came up and we talked in his office. Next thing you know they said yes. What a team of people. Everything went smoothly and worked out great. Love my new system that I wanted done. 100% would recommend.

Vesta is a company centered around providing a service for landlords, they are not focused on helping tenants. They provide no guarantees for condition or cleanliness to renters.

There will be hidden fees in your rent. When a place is listed as pet friendly, they don't list an additional pet rent. It's $50 per pet. There's also a mandatory $35 benefits package that's basically useless. The listing and agents won't tell you about any of this until you look at the lease agreement itself.

Be aware. Vesta does not check its rental properties. When you do a walk-through, what you see is what you get. When you sign your lease you're accepting "condition as is" and you're stuck. During my walk-through I could see they were working on things and signed, nothing further was touched.

I moved in to unfit, unsafe, and disgusting living conditions (see photos). Broken locks, water leaks, bad wiring, dead smoke detector, busted interior doors, cracked tub, grimy cabinets, and more. Vesta really needs to inspect properties before approving them.

Vesta's maintenance request system is okay. I put in maintenance requests for all of the above and guys came out the next day and fixed the important stuff, but a week later nothing else has been worked on. Apparently, Vesta is fighting with the owner for approval on things, which I appreciate, but shouldn't have been necessary in the first place.

24hr Maintenance is a joke. I moved into an active water leak, and was told the 24hr service was only for 4 things: lack of power, lack of water, lack of heat in the winter, or a fire. After 4 calls in 4 hours, finally, someone called to say they would look at it in the morning. I think an active water leak should count as an emergency.

Edit: I will not be changing my review. How in the world was this property okayed as ready to go? This would be outrageous in any apartment complex. It's obvious nobody checked this property, and nobody cared. Again, you provide the service for the landlord and not the tenant.

Yes, you are legally in the clear. Yes, I signed "condition as is". Does that automatically mean ongoing repairs will suddenly stop and leave a mess behind? Apparently. Does that mean I should move into illegal, unsafe living conditions? Apparently. Does this mean I should need to submit over half a dozen maintenance requests on move-in day? Apparently. Yes, you are legally in the clear. Because I signed "condition as is". This is an appalling business practice. Shift all the blame to the property owner and take no responsibility. You are "Property Management" for landlords and not "Property Management" for tenants. Excuse me for thinking the "Property Management" company would ensure that the property I moved into met the legal requirements for living conditions that a rental property must provide. I signed "condition as is" and legally you are in the clear, but I can also legally leave a bad review for the horrible experience.
