I have a unit in Gardena managed by them for over 10 years. I own a lot of properties and none of these managment companies are perfect. This one stands out among others as most of the time they pick up the phone and the manager who is responsible for my unit(Erik) is competent and always takes care of issues. That's better than most of the other managment companies I have to deal with

Communication is 0-2 at best.
Waiting very long, unreasonable periods for some repairs, other repairs, very quick.
Lots of issues with their vendors, or even having a vendor to do what’s needed, and have found that 99% of the vendors they employ, to be rude and disrespectful, leaving a mess at the property every visit, without fail. I just really want the garage to leak repaired. Been 6 mo the now and 6-7 requests. Only excuses given.

I personally would never engage this property management company. If I were you, I would stay away. They treated me as if they were doing me a favor by taking my call even though I own my property and consistently pay my dues each month in a timely manner to the HOA. Although the dues don't go to them directly, the HOA retains their management to handle property related matters. Also, in my experience with them, they avoid addressing issues and their attitudes make it difficult to interact with them or feel comfortable bringing issues to their attention, because they purposefully turn you off. From my own personal experience, Vivian and Brenda are especially rude. The first interaction I had with Vivian (and hopefully the last as I don't feel comfortable interacting with her) she hung up (loudly) on me and made me feel as though I had no other option, but to accept such behavior, because she was the owner. I have read other reviews that have alleged the same kind of behavior on her part, which is very disappointing and sad.

Please stay away from this property management. Me and my pregnant girlfriend went to see the apartment unit which we were interested in for $1900 a month. But they require 610 credit score and up. But as we ask Nicole which is the landlord for that unit about our credits score being below that threshold, she said for us to apply and she'll work with us. But as we turn in our applications on Friday of March 8th with our proof of income including sensitive information she told us they will let us know by Monday if were approve or not. But we didn't here or get any answer or phone call from them about our approval until today as of march12th. We had to call just to get an answer. How rude and dirty for someone to tell us one thing and leads to nothing but a waste of time and disappointment with no regards and telling us that they will work with our credit score. Please never give a couple false hope if we mention to you about our credit score then lying to us about working with us then lied again about reaching to us but bever did. You guys are cut throat and shouldnt be in business. You guys gives ppl false hopes and robs us for the application fee just to lie to us about being flexible. I hope one day what you do others, who works hard to make an honest living shouldn't have to put up with your lies and deceitful ways to make a quick 80 bucks. As to retaining our sensitive information. I will be talking to my attorney if that's legal for property management to neglect. "Don't do to others, that you don't want done to you." Lies and lies!

Horrible HOA managers. They do not respond to emails at all. Very unfriendly staff over the phone. Vivan is extra rude to her customers and does not provide information she is legally obligated to provide to her HOA members.

Vitco HOA management is absolutely horrible. They are the most fraudulent company I’ve ever dealt with. Extremely unreliable and unprofessional. They truly don’t care about the residents or property. They charged all residents 15 thousand dollars for a beautification project that went years with out starting the project and when they finally did it was the most basic remodel not adding up to what all the residents paid for. It’s literally some home depot furniture that was poorly built and set in the court yard. They picked the most ugly flower pots and inconveniently placed in front of all the units windows causing view obstructions. The building stays filthy as they don’t have a weekly maintenance crew and only clean the building once a month if that when all residents pay 400 dollars a month for HOA fees. This company is high way robery when it comes to charging these fees with out giving anything in return.
They never want to fix things they are responsible.l for. The lobby and court yard lights stay not working making the building extremely dark and unsafe when it’s late and the sun is down. If you have the opportunity to move somewhere else. Please do. Avoid this building at all cost. They’re negligent ways and unprofessional way of handling building issues will not only put a bad taste in your mouth but will depreciate your property value.

If you can avoid management with this place or renting a property that this place manages do it. The way they conduct business is abhorrent. I have a laundry list of issues with them. First off, when we were applying for a rental property they went to ridiculous lengths to "verify" income. Even asking my husband to prove he had a trust fund. Then once we were finally approved and moved in we started having issues with appliances. My emails from Veronica went unanswered for days at a time. She would not answer my calls or return my calls. And eventually passed me off to someone else. I went without a working drier for over a month. The place is run by completely inept retards that didn't finish high school. Help yourself. Don't get involved.

Slow to non existent service. They manage our HOA by blindly cutting checks to whatever bills that come in without any cross references. They are slow to resolve any issues. You'd have to push them along. At this point you may as well do it all yourself.
