Terrible customer service. The rent to awful tenants and do nothing what so ever to get their tenants to not destroy other owners properties. I've had Mt fence broken by 2 of their tenants. They sent a team out to fix the fence and have to send someone else out to fix it again. They have no control over their tenants and tldesteuction of other people's property.

Stay away from this company. If you live next to one of their rentals move. They don't screen their tenants. There is no way they can. They allow restricted breed dogs. They allow behavior that other property management companies don't.

Do not rent from this company. We rented from them for 7 years and despite taking care of their property upon move out they charge you a ridiculous amount for things that is normal wear and tear. They charged over $400 for blinds and they charge you a truck fee and they double it like the working is going to make multiple trips. They raise the rent every 6 months. So please beware. Especially if you are military and only going to be in Washington a short time. Find someone else to rent from.

Renters beware! At the end of your lease, be expected to clean every little thing in the house. A little dust in the cupboard? Grime in the windowsill? Clean it or you will be charged. I have never cleaned a move out as much as I did on that move out. I spent 4 days deep cleaning and it still wasn't enough. Even though they have to hire a professional company to clean it anyways, it is YOUR problem. They tell you to repaint and fill in any holes you make (tv, pictures etc.), but when you do that (mind you my husband does drywall for a living and did the drywall in most of their houses), you will be charged because "now the whole wall needs to be repainted". They are great when you are living there (despite rent increases), but love to nickel and dime you at the end.

If you want a place that was made cheaply, will fall apart, landlord will never come to fix a thing, and then they will make up thousands of dollars of things they have to fix once you move out, these are the people for you. The literal reason people hate landlords. They also told us at the showing that we would have a washer and dryer, guess what they never gave us? Don't rent from them

Honestly a really rough company to rent from. Specifically rented a house with an enclosed backyard so we could let our dogs out. But the fence was being repaired and they said it would be done before the move-in date. Okay fine. Then they said it would be done by the end of the month. Okay no problem, stuff happens. Then they said something with a higher priority came up and it wouldn't be done until the next moth. A higher priority for an entire month I mean we're rent paying tenants but okay I guess there's nothing we can do. Now it's been almost 2 and a half months since they said it would be done and well, it's not (see picture). They also have, in my opinion, a really sketchy "deposit" system. You have to pay an extra $100 a MONTH for EACH pet you have regardless what type of animal or breed. And an extra $100 a month per person if you have more than 2 people over the age of 18 living in the residence (even in a 3 bedroom, 2 bathroom house). But overall just really annoyed with the unprofessionalism and lack of urgency this company exhibits. Good thing they only have 3 month leases. Trust me, save yourself the headache and pass on their properties.

The very worst rental company. Wait until you read the lease terms and the move out checklist they give you. They want you to detail it to make it look better than new and will fine you for every little detail. Greedy old man with 150+ rentals at 2-3k each.

The worst rental company I have ever used. They make it so hard to pay rent. I won't recommend them to anyone!
