I’ve had a great experience living here so far. Maintenance is quick to come out and fix things - I recently had to put in a maintenance request to fix the AC at 11pm and they were at my apartment the next morning to take a look at it. The leasing office staff are great too - the manager Angie helped me when I moved in and made it a good experience. If you have two cars for your household then parking will likely be a pain since there’s only one assigned spot per unit regardless of how many bedrooms the unit is, but they’ll allow you to rent a garage for an extra fee. Altogether this is a nice community to live in, I’ll probably re-sign my lease when it’s up.

about 2-3 years ago, i had inquired for a tour and somehow 'applied' for an apartment at this property. we didn't end up renting from this apartment complex, for multiple reasons. i had paid fees and a security deposit, and the management took it upon themselves to return none of this. fees are one thing, but a security deposit has to be put in writing as to why they are keeping it within 15days - per florida law. i'm a property manager as well and know the laws well.
we never rented here, and our deposit or fees were never returned to us. buyer beware before you inquire with this place, it's a money grab and then they won't answer the phone when you call to ask questions. their main office in georgia is not much better, but atleast they will call you back with excuses.

Lived in this community for 3 years. The outside grounds got worse every year. Months ago they decided to give each unit 1 parking space per unit by painting numbers on parking spots. Made it impossible to have guest parking and if you have 2 drivers in one unit you are definitely out of luck parking near your unit. The office staff was almost never available to answer questions. If you call and leave a message you will not get a call back unless you are a new renter. I had to call corporate to get answers on my move out. The only positive I can give is the maintenance team is helpful and always available to quickly help. There are lots of new apartment complexes being built in the area, highly recommended you go with one of those first.

Waterline has been my home for the past 3 years for me and my family and I truly have no complaints. Even through the hurricanes they was all on top of everything. I am very happy me and my family are in a great environment.

I moved here in good faith April 2021 and will not renew lease for 3 basic reasons. 1. Management has been incompetent regarding my privacy and peace. They have done nothing to make upstairs residents accountable for their loud running, jumping, bouncing balls and intentionally trying to disturb me. Goes back months ago when upstairs was having a loud party with about 18 people partying very loudly. I and in a nice way asked if they could hold it down on 3 different trips up to ask. Finally called the police because waterline was not available. Found out from the District Manager they spoke to these people the previous Thursday about their loudness and they still scheduled the party anyway. But the problem is they have not responded to help to me in any way…NONE. But the manager has talked about calling their attorney but I finally realized I think they are putting me off because I’m leaving soon. The present manager, scheduled a time to come to my apartment after months of complaining and stood me up, never showed never called and this was after standing me up several times before. 2. The breezeway where I live has been filthy since I moved in. See pics. They say it has been power washed…wrong. Water was sprayed on it, but not power washed or cleaned in any way. Actually it’s filthy because residents leave their garbage out for days at a time when there is no pickup and varmints tear bags open and spill garbage all over the place. 3. See pics of the front of my building, looks awful and not care for. There is much more I could say that is negative, my point…don’t come here unless you like filth and mud, and no accountability for neighbor residents. PS we have had numerous break-ins at waterline and management only had our gate fixed just a few weeks ago, it’s been broken since I moved in last April and it’s somewhat broken now with only one bar working for the entrance.
I have always pay my rent on time and been very respectful, have been a good tenant, but I and many others have not been acknowledged as such.

Absolutely horrible community. They give everyone only 1 mandatory parking spot and if you tell them you need another they will tell you to park on the side of the road outside of the community. Parties at the community pool multiple times a week with music playing loud enough you’ll hear it in your apartment (they will never enforce the rules of the time at the pool). You come home at midnight from a night out and there’s people just sitting on the curbs in the parking lot staring at you (this happens consistently). I saw at least 2 moving trucks a week (all moving out) the last couple months of my lease so I’m sure I wasn’t the only one. They sell you an illusion of a nice community and when you get there you slowly begin to realize they don’t care at all and just want your $$.
