I have read lots of bad reviews for wellington, but i haven't had a bad experience with them yet. They work with me so much. i even put a maintenance request last month and they responded to me within the hour! ( maybe even less) and i was able to get my problem fixed that same week!

To Whom It May Concern and Casey Klein,

I hope this message serves as both a cautionary tale and an opportunity for reflection on the practices of Wellington Property Co., specifically regarding the conduct of one of your leasing agents, Casey Klein. As a 26-year-old, hardworking, middle-class woman, I embarked on a journey to find a suitable living space in Oakland, guided by the hope of securing a home through your company. Unfortunately, my experience has been nothing short of disheartening and disillusioning.

Upon the recommendation of Mr. Klein, I toured a property in Oakland, and my initial enthusiasm was met with disappointment and disbelief. Mr. Klein assured me that my application, supported by a valid co-signer and my certified therapy dog, would be considered favorably. He explicitly stated that applicants with Emotional Support Animals (ESA) could not legally be denied housing, citing Oakland's Fair Ordinance Housing Rights.

Motivated by Mr. Klein's encouragement, I submitted my application along with the necessary fees, totaling $70, in good faith. I was also going to send my documentation for my animal but they did not request this. I was transparent about my credit score and the presence of my therapy dog, believing that open communication was essential to avoid any misunderstandings. Regrettably, my optimism was shattered when I received an email indicating that my application was rejected due to my low credit score. This revelation directly contradicted the assurance given by Mr. Klein, leaving me feeling deceived and taken advantage of. I repeat deceived and taken advantage of.

In my attempt to seek understanding and negotiate with the property owner, Mr. Klein callously dismissed my concerns, stating "Sorry nothing I can do. Owner has decided. Also got another application this morning. That is a lot stronger" You have a dog and have a low credit score, the other person has a credit score of over 700 with. no dog and no cosigner" Casey said it was first come first serve on the phone right before I applied. This radically different information in his response was not only callous but also dehumanizing, leaving me questioning the integrity of your company and its commitment to fair and transparent practices.

This experience has left me profoundly disappointed and frustrated. It is disheartening to realize that a hardworking individual can be misled and treated with such disregard by a company that claims to uphold the principles of fairness and equity. I implore Wellington Property Co. to revisit its policies and the conduct of its staff, ensuring that future interactions are characterized by honesty, transparency, and respect.

I share this account not out of spite, but in the hope that my experience serves as a catalyst for positive change within your organization. I urge you to reevaluate your procedures and provide comprehensive training to your employees, fostering an environment where applicants from all walks of life are treated with dignity and integrity, regardless of their circumstances that were named reasonable prior to submitting $70 application fees.

Super unprofessional and poor communication. I spoke with Anabel who wanted to discuss a blip on my credit report. I had one disputed issue in collections from my previous wifi company for “unreturned equipment” that was actually lost by said wifi company. Regardless, I explained this to Anabel and she said considering the rest of my application, I was approved and would send a lease over for me to sign the next day. I never heard from her. Over the next 2 weeks I called and emailed, as did the current tenant to get an update. No response to either of us. We then were told by someone to reach out to Tina. After a few calls and emails to Tina, the current tenant received word that my application was denied. I never received any notice. After I spoke to Tina, she said that she checked in with Anabel and Anabel didn’t remember saying I was approved. Even if that were so, why no communication? I asked if Anabel could reach out for clarification and sent a follow up email. I was told Anabel would contact me within 2 days. That was last week, and no word. Horribly unprofessional.

If I could give a negative star review I would. If they would respond, and resolve my issues, I would give them 4. Don’t bother with them. They will be quick in the beginning and then forget you exist after a couple of rent payments clear.

Some of the employees of this company go above and beyond- like Anthony Brown, who has been wonderful! But from the get go, I never received an email to set up a resident portal and pay my bill. I never received an email or letter that they were going to raise my rent (they apologized for this one and changed the rent increase start at least). What's really dropped off stars, though, is the shoddy work by their electrician and the person overseeing the plastering work, Michael Loh. I was really clear that I didn't want anyone entering my apartment when I wasn't there, so I repeatedly emailed Michael about setting up a new time for the plastering to get done (a project which was the property management's decision, not mine). He never emailed me back and then I get a note under my door saying that the person would come on the day I had requested. But he came before the time that I had requested and while I was at work. Worst part- he left plaster finger prints all over the apartment! He left a plaster-covered glass on the counter (that he had clearly been drinking from-MY glass) and plaster on the toilet flusher. EW! Who comes in to do work when the resident is gone and uses their glass and their toliet-just rude!! I had specifically asked that I be there when he did the work for this very reason- I don't trust a stranger in my apartment. He also knocked some of my figurines down and never replaced them. Next time this happens, I'm suing Wellington. Michael Loh should be fired.

For 3 years, I lived in a unit of a triplex of an affluent part of Oakland which Wellington Property Company managed. Unfortunately, I had to relocate for work. There wasn't many times I had to call in for a request, but when I did their staff was prompt and super polite. Upon move in, I was given a document known as a "check list" which is super valuable as it keeps both parties on the same page with regards to the condition of the unit. Moving out was simple: Return the unit in the same condition as it was received and get my full deposit. I can tell Wellington has been doing this for a long time. Other property management companies I have worked/(lived) with are far less put together and downright nasty. I highly recommend Wellington!

This is the epitome of a management company who wants to appear professional, but will snake by doing as little as possible.

Wellington does not provide the level of service I would expect from leasing a million dollar+ home in an affluent Bay Area neighborhood. Several issues exist, but the most significant is the manner in which they deal with servicing the properties they are responsible for. I say this as a single professional woman who both owns and leases high-end property.

Any time you have a maintenance request, be it large or small, they will put the work right back on you to deal with/follow up/resolve. This is how they operate: you are required to make a service request through their portal, but then they only act as gatekeeper --with plenty of attitude--, giving you the name of the one contractor they have negotiated with. This contractor is questionable at best. He fails to return calls, fails to send workers, and answers his business line with "Yo."

All of this leaves you to book/manage/remember all the rest. This is incredibly inefficient and incredibly lazy on the part of Wellington. Wellington will also then send you an email that reads "If you are having any problems scheduling this repair, you are required to contact us immediately." Yet another responsibility straddled on your back. They are kings and queens at abdicating responsibility, and taking all steps to release liability from them and shoving it all on you, the tenant and the *client*.

I had a terrible feeling before I ever signed a lease, sensing an overall one-sided transactioner with bully tendencies. But I went forward anyway, and regret it. Wellington uses the housing crisis in the Bay Area to their advantage. The previous couple who leased the home were also livid with Wellington.

If you wish to lease a property, be ready to either fix problems yourself or jump through hoop after hoop to have them repaired. This is bad for the parties leasing the property, as well as for the parties who own the property and want it cared for. If you have other options, I highly encourage you to consider them.

Wellington wants to appear classy, but actually comes off as defensive and fumbling. They should spend more time on their customer service, and less on the bait and switch. Some advice, Wellington: it's not only the property owners who are your clients. Your tenants are your clients.

Extremely unprofessional. The accounting/billing staff is rude, condescending and fail in the human decency area. The organization as a whole is unresponsive and lack basic courtesy. They over promise and under deliver consistently. Never believe what they say they will do...eventually they will but that's after months of you having to repeatedly reach out, engage and manage up to them. Working with this company is a nightmare.
