So I have lived at westlake village apartments going on 14 years comfortably except now that Greystar bought the place out and has done all these changes out of greed i have spoken with Christina and Josi regarding these issues that I am going to mention and have been told there's basically nothing they can do.

If you're planning on moving in I really recommend you double triple think about it
If you have more than 1 vehicle like I do be prepared to have at least 1 vehicle impounded do to these stupid Parking permits that are required , I personally being targeted and harass by the security patrol Jayr who sees my cars on any violation but yet I have showed videos and pictures to Josi of other vehicles that do not have any parking permits and are not being messed with in fact 1 car even has a ticket from Daly City Police Department from back I September and my vehicle was impounded yesterday October 16th fir not having a permit. Also i have 2 reserved parking spots that i pay 100 per month and i still need to have a so called 25 dollar reserved permit displaying so that they wont be impounded. So be aware.

To top it off residents are required to pay an additional bill for utilities that I find not fair as well wich is 58 dollars per month for water bill when clearly there is leaks all over the property that I must admit are being repaired but I find it inconvenient that we have to pay for.
Sewer bill is 30 dollars per month
Garbage bill last month was 108 dollars this month is 118 wich is very high not even my mother's home trash bill is that high. I spoke to both Christian and Josi regarding this and was told that Greystar made these changes and therefore they can't do anything about it that all tenants pay the same amount do to more trash being picked up and weighed more than last month , I mentioned to them that it was not fair for residents to pay extra when clearly the extra trash is coming from residents that where moving out that dumped furniture that they were not taking with them and also that I had a video of people that did not live in the property illegally dumping trash and again I was told there was nothing they can do.
I strongly believe the security patrol should be there to over see these suspicious activity and report them to authority instead of worrying about the minimum wich in my opinion is the parking , there is homeless wondering arround at night breaking into cars and sleep in the parking stals this is where patrol should come in and enforce 1 of my vehicles was stolen in January and i believe ic patrol would have been doing there job that could have been prevented.
THERE FOR IF YOU'RE PLANNING ON MOVING IN TAKE ALL THIS IN CONSIDERATION
Greystar ruined this comfortable place i called home for 14 years all for greediness over charging and

The biggest problem here is the parking situation. There is a family living at 340 Lake Merced Blvd who parks their non-functional motorcycles during the day, and when they return home in the evening, they move the motorcycles aside and park their own cars. We reported this issue to Westlake management, but no one seems to care. This family acts as if it’s their private property and even threatens other residents. In the morning, they park their motorcycles while taking out their cars, and in the evening, they park their cars where the motorcycles were. Westlake needs to find a solution to this problem. We reported it to security, and they told us they would report the motorcycles to the police and have them towed, but nothing has been resolved yet.

Additionally, the parking lot above Wingstop remains empty all night, yet parking there is prohibited. If you're considering moving here, be prepared to pay at least $500 per week in towing and parking fees.

I enjoy living at West Lake apartments specifically in the juniper community. The area is kept clean by the workers inside and outside the building. I hope more pets stations are installed. The maintenance manager Ignacio is responsive to my request, at any time. I look forward to being part of the community. Thank you to the office staff always greeting with a smile.

I recently moved into Westlake Apartments, and I had an excellent experience. Efren and Jonalyh were incredibly helpful, professional, and patient throughout the entire process. Both were very respectful and responsive, always ready to assist. Despite all the challenges I faced, they truly understood me and were supportive every step of the way.
