Stay away from Whittington Property Management! We rented a unit at 4118 Texas St Apt 1 for almost two years and had a terrible experience from the first week we moved in.

We saw a roach on the first night we moved in and immediately reached out to the property manager, who assured us that this would be taken care of. He said they had a contract with a pest control company, but we rarely saw anyone spraying.

This was an ongoing issue until the day we moved out, and there were times where we’d see upwards of 5 roaches per day. In our coffee maker, our dish water, the kitchen, the bathroom, we even started seeing them in the bedrooms. Each time we reached out to Whittington it would take them a month to come out, and they would do the minimum to address the issue. We asked for a minimal rental credit given the money we had wasted (cleaning supplies, throwing out food they had touched, and just generally feeling uncomfortable in our home) and they refused. We also reached out to them regarding potential termites and never heard back.

The pest control people also assured us that this was a building issue and had nothing to do with cleanliness.

There was one instance where the front gate was broken, and I know the property manager knew about it because she was showing another unit and had to go through the gate. It still took over a month to get fixed, and packages were stolen from people’s porches during that time.

At least two units had a terrible issue with mold, which covered items in their closet and caused another neighbor to get very sick. Mold toxicity can cause things like respiratory issues, cognitive issues, and there’s even evidence that mold can cause extremely serious (and sometimes fatal) diseases, such as ALS. Whittington did the bare minimum to address this, and instead told the tenants they could move out. I am sure they didn’t do anything to address the issue before new tenants moved in.

In addition, the units are very poorly designed and cheaply “upgraded.” The owner even received multiple permit violations.

I do not recommend this company to anyone.

While living at a Whittington Property Management building, I was fortunate enough to have Luis Guzman as my property manager.
I have never had a more attentive and helpful property manager. If anything went wrong on the property, he not only always responded promptly but went out of his way to do what was needed to get the issue resolved asap. That truly stands out as that has not been the case for me with other property managers. He has been exceptionally helpful and always professional! Can’t say thank you enough!

We moved into a renovated property owned by WPM about a month ago. With any new build or renovation, there are quirks that need to be worked through. However Luis and his team have been exceptional at responding. They’ve been super supportive and communicative during the entire process. Some notable moments are appliances being fixed within the same day of the maintenance request (or same hour). Luis responding to issues during a holiday weekend. The rental market these days can be such a headache. But, we’re grateful to be a tenant with WPM!

Although the landlord of my unit was incredibly unprofessional and would do things such as turn off water without notice, and have construction going on without proper notice for months at a time, Luis from Whittington always did his best to keep me informed and smooth over issues. Luis is the only reason for my 5-star review. He goes above and beyond to assist with questions and needs, and I was so grateful for his help. Thank you, Luis, for everything - you are a gem!

Luis is the ultimate reason for these 5 stars. His customer service has been amazing and he has been nothing but helpful through the entire move in process and after. There have been many issues with the unit that should have been handled by the landlord upon move in but Luis has been very responsive and willing to help every step of the way. This man deserves a raise! Thank you for all your help.

We had electrical breaker contacts that were damaged and they kept blaming it on too many appliances being on at the same time. The actual electrician came and told me that it was the breaker contacts, showing me exactly what was wrong with it. The electrician moved the breaker to a different set of contacts and everything, all of a sudden, worked fine. Still does after 2 months. I asked the electrician if that issue could possibly start a fire, and he said yes. Our food was spoiled because we had our fridge off and they will not re-imburse us. Our garage has been broken into as well with nothing being done. Black mold has been found in our apartment and has not yet been attended to past 60 days (california state regulations state that it has to be resolved withing 30 days).
