I looked after my aunt's pets for a month while they were on vacation in Mexico. I would strongly recommend avoiding units near the garbage bin area, as there's a strong unpleasant smell during the summer. The building’s insulation is quite poor, so you can easily hear your neighbors' conversations. Also, the parking assignments are disorganized, and don't make sense.The rent price also doesn’t seem to match the quality and amenities offered.

I stayed here with a friend while we're waiting for our next assignment. The staff was friendly, but the parking situation was really frustrating—it's ridiculous that you have to walk three buildings away from your unit. The gym is okay, but property management doesn't seem to care about the tenant's pet urine stain showing up on the third floor unit (right across from the pool). BTW, When you check out, be extra cautious about cleaning; the assistant is hell bent on finding reasons to keep your deposit for what they call "extra" cleaning services needed.

I'm a new resident and I'm very pleased with our apartment. The landscaping is always neat and clean. The amenities are great. Maintenance has been fast to respond to minor repairs needed after we moved in. Management has been great to work with. One request I have is more covered parking for residents. Or it would be 5 stars.

It’s just ok. The apartments themselves are nice and updated, however, they need to work on the parking situation. I’ve seen many people including myself having to walk clear across the other side of the complex to get to their assigned parking spot. The amenities are alright. The gym here is labeled as 24/7 but it always seems to be closed for “cleaning.” Overall they could use some improvements.

This is the first apartment I've lived in that I can confidentially say I love living here! Here is what I like:

The Staff:
Super friendly and helpful staff. Even before I lived here they helped answer my questions about the application process and apartments. When I have a question they reply quickly, and always pleasant and professional when I pick up packages from the office. The maintenance staff are also A+ and always have a friendly wave, and are incredibly responsive and helpful.

The Apartment: Bright, open, quiet...it feels both comfy and cozy while feeling spacious and airy. I felt at home here from day 1. My cats love looking out the windows and spend their day snoozing in the large window ledges.

Location: This area is really building up in a good way! Walkable to The Barn at Meriam Park and other attractions but tucked away enough for when you want a bit of quiet. It is my first time living on this side of town and love it.

I had originally signed up for a 6 month lease while I figured out where I wanted to live and give myself time to find a place. Since then I've renewed my lease and plan on renewing again because I genuinely enjoy living here!

We love our apartment! we have been living here for almost a year and love it, the clubhouse has events often, the grounds are always clean, and our dogs love the dog friendly grounds 🙌🏻 Even today on Valentine’s Day they offered free bouquet making, champagne, and strawberries for us! If that doesn’t show tenant love I don’t know what does. Thank you WOV for giving us a beautiful home 🏡

This is my first time living in Chico and WOVA have been great! The property is well maintained and the staff is always friendly and helpful! I love that they do resident events every so often! Work orders are fixed in a timely manner, but the apartment hasn’t had many problems! Living here has been awesome and I definitely feel safe on property! 🙂

Willow Oak has been the best complex I’ve lived in so far. The property is really well maintained, clean, and beautiful. The management is always very accommodating and quick to respond if any concerns arise. They’re also great about hosting events and creating fun things for their residents to do for no cost. Absolutely no complaints
