where do i even begin... they basically bribed their tenants to write all of these positive reviews so don’t believe most of them, 1st attached photo. lived with them for 2 years, had tons of issues, maintenance is AWFUL.
do not expect your deposit back either. they charged us for “scuff marks on the wall” because the medicine cabinet fell off the wall our first day there (2nd photo). the door stoppers would also break (which we’ve told them multiple times) and would put holes in the wall. unless you want to deal with a constant headache, i would not recommend staying with them. ask around, haven’t met someone with a positive experience yet.

I was honestly surprised to see so many negative reviews. The folks at WinCor have been very attentive and kind to both me and my roommate. They were very flexible and accommodating of my circumstances when we were signing the lease. The current tenants of our apartment needed an extra week to stay so WinCor took $100 off my first rent payment. My roommate has also had good experiences with them during his previous lease. When his heating went out at night during the winter they provided him a space heater within a couple hours despite how late it was. WinCor has also been quick to reply to my emails whenever I have any questions. Not to mention that rent is very affordable, utilities and internet are included, and it's a short walk from downtown.

I have absolutely loved my experience with WinCor Properties. It is one of the only truly affordable places to live near campus. The apartments come with everything needed to live comfortably, and the utilities are great. Unlike most college apartments it was actually fully cleaned and furnished when I moved in. The staff is so nice and has always answered my emails within 24 hours, and has helped me with any issue I have had. If you have a problem you just need to contact them, and they will do everything in their power to try to fix it. The laundry was also very accessible, and included in rent which is rare.

If I could rate zero stars, I absolutely would. When we first moved in, the place was absolutely filthy. My feet turned black from the floors not being cleaned properly. There was paint peeling in the shower with mold on the wall. We called and complained and without coming to take a look at it, we were told it was not mold, even though it most certainly was. We complained about there being roaches and the landlord proceeded to tell us that we brought the roaches in. However we had talked to other tenants there and they were also having a roach problem. Our couch and the vent above the microwave were both broken and all they did to fix the issue was to scotch tape everything together. They scotch taped the broken board that was underneath our couch. Now we are being charged $700 for a Futon that we did not break. Along with some other charges that were either not our fault or there was nothing wrong with. In total, I owe almost $900 for cleaning fees and replacements for items that we did not damage or were not damaged at all. We were told we damaged the dining room table. That table was in perfect condition when we left. This place will take all of your money and charge you big money for anything they can possibly think of. I would not recommend this place to my worst enemy. Anywhere is better than here.

I'd give zero stars for this place too if possible. These people are predators and will use every trick in the book to steal money from college kids and feel absolutely no remorse about it. Stay far far away from this company.

Just wanted to reply to this company's reply: First, please be clear that we are talking about a security deposit, which is to be returned after the lease is up (surely you know this WinCor, seeing as you are such leasing experts). If my daughter found another person to live in her space and they signed a lease and paid the security deposit, why shouldn't she get her security deposit back?

Yes you let people get out of leases; however, you claim there is no penalty for doing so and then don't fully explain to the kids (who have no experience with this at all) that by signing this paper to get out of their lease, they are forfeiting their security deposit. Any adult would have immediately asked why they are giving up the security deposit so it is clear now why they push for just the kids to be there to sign documents and don't want parents involved, which we were explicitly told over the phone when we inquired about this (FYI--if your child is renting from these people, I would be there in person before any papers are signed). We were also told our $300 was used to cover the cost of opening the door for the new renter to see the place so I guess if you are going to visit places here, bring your checkbook because apparently it is pricey to open doors!

So to anyone leasing from this place, just be aware that to get out of your lease--even if you find someone else to rent the place and sign a lease and pay the security deposit--despite what they may tell you and your kids, it will cost you your security deposit.

The worst part is that based on other reviews, they have been doing this for years, which according to the woman who works there is why they have continued to do this (it is just our policy, according to them), despite probably knowing this is unethical and wrong. The mighty dollar prevails again!

Based on my experience with this company and their dishonesty and predatory behavior toward kids (as evidenced by the other reviews on this company with complaints of the exact same thing happening to them), I would not advise renting from this company at all and would stay far far away.

I am currently signed with Wincor Properties and just recently renewed for another year. I have had only great experiences with this leasing office as they are always willing to help with any issues their tenants may have. We have had a few issues with leaking under the sink, bathroom fan issues, etc., and Marlana (our landlord) had maintenance workers in to fix these issues within 2 business days.

Additionally, we had a roommate leave the apartment and drop their lease sporadically the past Fall semester, and Marlana was EXTREMELY helpful when discussing our options. It was a pretty unfortunate situation but Marlana kept her tenants in mind when navigating through this hard time.

We are always contacting our landlord by phone or email, as well as stopping into the office and there is always someone to assist us no matter the time or manner. We get monthly reminders about our upcoming rent being due and I really enjoy using the app that allows us to pay rent from anywhere at anytime. This is a great way to alleviate some of the stress of college students by eliminating having to send checks in or stop into the office personally.

After living in the dorms, my roommates and I feel that this is a great and comfortable fit for living in Morgantown.

I was recently a tenant at wincor properties, I would not recommend based on the following reasons.
Multiple maintenance request were filed but maintenance never came.
Multiple times, false fire alarms went off.
The property manager did not have good communication skills.
Also, the build quality was very poor… cabinets and doors didn’t shut correctly, roof porch sagged when it rained, and our light fixtures leaked water we were told “ maintenance put the plumbing pipes on backwards”.

Management was fairly good. Had some run ins here and there, but overall very fair and understanding. Great people to rent from. They fix issues in a timely manner for the most part. Might have to gripe at them once in a blue moon.

Parking is my only issue with them. They only get so many blue line passes and passes behind the rentals. It’s truly a pain having to find parking around Morgantown without a pass. Had to drop $500 each semester just to park halfway across town.
