In my 10 months as a Watson/Windermere tenant, I have appreciated the company's prompt attention to maintenance requests. While communication is satisfactory, I am experiencing difficulty with our impending relocation. Specifically, the requirement to submit a new application and pay associated fees, despite our unchanged circumstances, is inconvenient. Additionally, the inability to transfer our deposit to a new property is a drawback. I would still recommend them for your next rental.

ABSOLUTELY do not deal with this company no matter home owner or renter!
Red flags everywhere.
Nickel and dime and tenant every which way they can, Loop hole the legal system to no end, and leave the home owner clueless to what is really going on.
Being a property manager myself I have not believed the absolute heartless and careless treatment they give.
When given a $60 paper notice on my door (for a bill that I already explained and communicated my mail had been mixed up and wasn't being sent to me) I called to ask why it was $60 and their explanation to me is "the person who writes up the notice and delivers it need to get paid" when I asked if they had a outside party they said no and when I asked if this is how they pay their wages or is it just a bonus I was told that was not my concern.
Then on moved out I moved out early even agreeing to pay all bills and rent until they had a new renter. I was told they absolutely would not take over the property until someone gave them keys at their office but when the people i hired to finish cleaning out and junking out my place turned up they had already locked the place up. I called them and they said I now had to schedule a time to do any work and the only time they had was Tuesday the next week. My people could not do it then and they agreed to just take the clean up out of my deposit no problem.
Turns out the owner turned the property over to a new management company and when I called the owner himself lied to me telling me that nothing was finalized even though I already seen the property listed online.
When I asked about my deposit and the $60 I overpaid on my last rent instead of explaining anything to me he told me he suggested I read some law record number blah blah blah and when I my fiance got upset who was helping me through the phone call I was hung up on.

Watson Management are horrible, unprofessional, management company, my mother belongings got ruined that she had for years due to a rat infestation! The only way I got the problem taking care of for my mother was to call Code Enforcement .
The old man that is very old and says he owns Watson tries to yell at people lol I tell him he needs all the oxygen he can get👀 Then you have Ashley who is delaying giving my deposit back and Kathy who works there when I called back hangs the phone up when I asking about my own "DAMN" deposit like it's "THEIR" DAMN MONEY
My old neighbor in #5 went without an air conditioner for the month of July, August because the new owner took his time approving it 🙊👀

Overall, not a great company to work with. There were some issues with my rental property which caused me to move out. Despite the fact that everything worked out eventually, it took way more effort on my part to try to fix things. Their lax inspection process will leave you surprised at the condition of their rental homes.

The issue I was having with their property at 2311 West Jackson Avenue was a large mold issue, as well as a lack of ventilation for moisture. Their lease explains that “…it has been verified that no damp or wet building materials are present and there is no known mold, mildew, or other fungal growth in the Premises…” which is simply not true. They were happy to withhold the fact that there even WAS a basement, and were even happier to take my money. However, they were pretty adamant about fixing the mold issue quickly, which I can respect. I didn’t feel comfortable staying in the home any longer, so I left while they remedied the mold issue. Hopefully they can be proactive about that sort of thing next time.

As for their property management, it’s definitely a hard pass. Dan Harrison, who I “worked” with was abrasive regarding my concerns. He failed to return most of my calls, so I only verbally communicated with him twice. He would put my calls on “hold” and the receptionist would answer to tell me that he had left. I’m still in the process of getting my lease paperwork in the mail from him-surprise: he won’t return my emails on the matter either.

I normally don’t comment on these matters, but this company has definitely warranted distrust from myself and others in the community. Read the reviews, people…

The pictures attached show some of the mold and water damage in the basement. The black dirt like substance was said to be KILZ paint, which is used to fight mold off. There’s definitely a big moisture problem going on.

I just rented from Watson Property Management even though they receive more than 90% of the rent for one month they wouldn’t charge me three times the rentals Allotted amount in their lease for a late fee Three days after I moved in even though I had a place called rapid rehousing helping pay those fees they added them on. I also have an ESA animal. They charge me a penalty fee and other fees, including a 10 day vacate with vacate I mean. I know my dog is legally my ESA animal and I have rights. I’ve already reported them to the Attorney General and the Better Business Bureau

What a joke? They make more money collecting application fees than renting the house. They Make at least $500-a day with fees and they are asking about $300 too much for each rental unit. It's bad.

Rental places like this should be showing me they have a credit score of 650 or higher since I'm giving them credit by paying 2 months in advance they should have the good credit score, not my self since I'm not asking for credit, the rental place is asking me to for credit in advance for services that I've yet to receive, that's credit THEY ARE ASKING ME FOR IN ADVANCE ! plus the fact these corporations are buying up all the private owners in order to artificially raise and manipulate prices for rental properties,especially since every place is $200-$400 more than what they should be which has influenced prices of private parties rentals as well which is bad for everyone, except for the robber Barron's of today's housing market. That's just 2 of the many issues with Watson "manipulate market" management . I wish I had more time to write up my review but since other corporations have bought the house I'm in I have to get back to the torturous tasks of finding a place. Thanks again to all the private owners who sold their property to these corporations, now you own no assets and the nwo wins again.

Nothing that great to say at all. Company is not good. Not the low level employees fault as they are just doing their jobs according to corporate standards. But the company doesn't value you as a tenant or take care of the property they manage... which is absolutely their role in the whole process. they do not do proper upkeep, routine maintenance, not even when a tenant request a repair. Then at the end of it all you move out and they will find any and every loophole to make sure your security and damage deposit are kept. Not worth the hassle, avoid if you can afford to. But as a last resort it is what it is.

My husband and I rented a house for almost a year from this company. Not only was the owner cheap in fixing things (like the leaky garage no one seemed to care about). But they couldn’t do simple things like set up our electric bill correctly or even cancel it for us like they’re supposed to. Currently we’re having to fight them to pay a bill that is there’s to pay because it was after we moved out. About the only good thing is we got our full deposit back. Please if you rent through them don’t stay long.
