If I could give them 0 stars I would! We applied 7pm on a Sunday and they denied us the next day at 4pm because they weren't able to "verify rental history." Seeing as they gave it less than 1 business day to hear back from our previous rental company I'm gonna say this company is a joke and we dodged a bullet! I wish I read the reviews prior to wasting $110 dollars. Good luck to anyone that has to deal with them as their landlords.

Edit to add - Thank you for reiterating what a bullet we dodged! Thankfully we found a home to rent from real people that have deemed us “worthy” enough and have excellent communication and care. A landlord that treats us like people and not just numbers. Also, our previous rental company The Joseph Group (an actual reputable company with 4.9 stars) had no problem accepting our application, and had Windermere actually been interested to hear back from them, would have learned we always paid our rent on time and left our rental in the same condition as the day we moved in.
Windermere’s reviews speak for themselves. I just wanted to warn others out there that your time and money is going to be better spent elsewhere!

Do not move here they are seriously terrible people they would not renew my father's lease and harassed him the whole time he lived there. He is clean and always pays his bills. For his first 4 months he could not get his mail either the manager there (Grace) was so nice for the walk through then she was so nasty to us she did inspections as frequent as she could legally. I was so confused to why they didn't like him and the only thing I can think is that my father got in at a good time and his rent was low so they wanted to get him out to charge someone else more. Please save yourself the trouble and don't do business with them.
They took down all the bad reviews they could about the management. So I'll repost them here for all to see.

Have an attorney on retainer if you get involved with these folks, you're going to need it to get them to fulfill basic obligations. It's pulling teeth to get your security deposit money out of them.

If you value your money and sanity do not move into Chelsea Village Townhomes in Smokey Point. I moved in into Chelsea Village in 2017 and moved out September 2023. The manager Grace Castellon-Juarez will take all of your deposit plus thousands more. She makes the property a hostile living environment, she is the definition of a bully. I have not known one person that has moved out and received their deposit back. I have been in contact with many former tenants and not one has received their deposit back. Many current residents want to complain on her management practices but are afraid of retaliation. She has retaliated on tenants who have complained. They have even went to the owner Razo LLC, as I did, and she has turned around and retaliated against them. There has been several complaints filed with civil rights and tenant organizations.
Some former tenants have sued. If you complain to anyone at Windermere they will only defend her actions. They will not help you or even call you back. I called several times to get a walk through with someone from Windermere present and myself as I know what Grace is capable of. No one returned my calls.
I was charged over $1300 for "repairs", over $400 to rekey the unit, $280 to clean, over $400 for cheap linoleum replacement that was bubbling when I moved in, $550 for carpet cleaning, over $400 for drywall repair. I only lived there a year and they are charging me $3,400.15. I have lived in apartments most of my adult life and I am a very clean person and respect property and I was never not given a deposit back!
When I moved from one unit to another she charged me all of my $2,400 deposit plus almost $3,000 more. I disputed and only got $1,100 back.
They have cameras all over the property. Grace likes to watch. Grace will question you on your guests. She has even asked a few women why they are having men stay over the night.
If you do not park your car in the garage, even if it won't fit, they will fine you. They will fine you like the tax man in Popeye for looking at them wrong.
Take the Google rating for this business seriously. They have a very high turn over rate.

Update, reduced to 1 star due to most recent discussion with Arin Becker. She must get a bonus for creating new leases instead of renewing leases. Myself and multiple surrounding neighbors have been harassed about not being aloud to renew our lease due to not taking care of the property. This is extremely disturbing and frustrating. When it happened to my neighbors I was skeptical then she tried to pull it on me as well. We take very good care of the property feel her comments are way out of line. Not sure about other employees there, but if Arin Becker if your representative when signing up to rent a property, I would strongly encourage anyone to go the other way. I also found out while they had painters in taking care of warrantee work (that took them over 6 months to complete) she was having them try to take pictures of minor things that had nothing to do with their work in there to use against us. Do not trust her.

Arin Becker has the worst general attitude. I’m a pretty pleasant person and every single conversation leaves me extremely frustrated/annoyed. Not sure why it’s so hard to be nice to the people who pay your bills?

This company is terrible, please save yourself the time, stress, and money and don't rent from them! They WANT to take advantage of you, they are non-responsive when you try to communicate through one of their official communication channels, and they make idle threats about holding your deposit. They know they have the upper hand and they don't care about stepping on you to make their profit. Renting is awful as it is, having greedy landlords like this company just makes it worse. AVOID THEM AT ALL COSTS.

For those who are diligent in reading reviews I am hoping that my review will help someone in the future to avoid the issue we have faced with this company as far as 'renting' a property. Make sure you move in on the first of any given month because they base rent on a 30 day month to keep it even across the board, sounds good, makes sense. but if you move in on a month with 31 days they will divide the rent by 30 days but base your occupancy by 31 days thus making you pay an extra day of rent. This is why I suggest, if you have the chance, to move in on the first day of the month to avoid this. We did not have that luxury so we are now owing an extra days worth of rent because we moved in during a 31 day month. I was upset but since they would not budge on the price I figured I would leave a review in hopes to help someone avoid losing a days worth of rent. It may seem small and I wont share the exact amounts but we put down well over 6k just to move in so one days rent to me was one day too much. I think I am more upset about them dividing by 30 days but multiplying based on the 31 days. But I have a beautiful home and we are happy with that, just be aware of the actual day you move in.
Update: we have been here over a yr now and they are not a bad company to rent from. My rant at first was only because I was frustrated, I guess its a normal thing. This pandemic is making life hard in general but at least we have a nice place to ride the storm.
Update: has anyone else had an issue with Windermere not cashing a rent check for over a month? I am not sure there are any laws about this but it would be nice if Windermere actually processed the check so I can balance my account.

I was interested in renting a property but quickly changed my mind due to the odd (I won't say unprofessional, as it was only two emails, but it was certainly not what I would expect) response to my questions from Summer Parker and the SEVERAL low reviews from various websites on this property manager. I asked to do a virtual tour and my question was met with a question asking me if I'd reviewed the requirements to rent. Which means she disregarded the "tell us about you" portion that I provided as requested. Next, I asked about the pet fee and was met with a short response and still no mention of the virtual tour.

The pet fee is outright ridiculous, specifically the fact that it's not refundable. This particular property wanted $500 up front and $50 a month in "pet rent". My pets are well behaved and haven't caused any damage to any home in 10 years of renting. To be clear, I would have no issue with the fee in that amount if it were refundable. That's a $1,100 profit if no damages occur, why not make it refundable?

The price of the property also went up $100 in one night. I could see that as a slight mistake but coupled with everything else it certainly seems like a trend of poor management.

In short, I'm convinced based on the terrible reviews and the odd manner the staff "answers" emails to pass on renting from your company. There are several reviews here about how Summer's attitude is unprofessional yet nothing has been done. If she is answering all of the emails, she is the face of your company! Terrible first impression on potential renters.
