I’ve had nothing but issues since moving into an apartment managed by this company. I rent from one of their Portland properties. The communication from management has been lacking. Often, I’m left waiting for updates, and there’s little follow-up on my inquiries.

List of Issues:

HVAC Vendor Access:
I had to act as the point of contact for the HVAC vendor since they couldn’t reach management for building access. On multiple occasions, I also had to let them in to fix issues for other tenants. This happened over a 2-week period and shouldn’t have been my responsibility

1) Split unit loud noise and no heating/cooling (resolved)
2) Garbage disposal issues (resolved)
3) Flickering lights/missing light fixtures (resolved)
4) Leaking bathroom sink (resolved 3/4/25)
5) Weather stripping for doors (resolved 3/4/25)
6) Fob to building (resolved 3/4/25)
7) Internet not working (high priority, unresolved)
8) Key to street door not provided (unresolved)

Timeline of Events:
1/17/25 (Move-In Date):
Upon moving in, several issues were present, including large scratches on the floor, missing light fixtures, and a noisy split unit with no heat. I contacted management about getting a key and inquired about a welcome packet or new tenant information.

1/18/25:
I messaged management to schedule access for the internet installation (CenturyLink window 1/22/25, 2-5 pm).

1/20/25:
Followed up on getting the key and maintenance for the split unit. Management responded they would provide a key and look into the heating issue.

1/27/25:
Followed up on the move-in issues and asked about a fob for building access since I was only using my garage opener. Management confirmed they would provide a fob and set up a maintenance time.

1/28/25:
The internet technician visited and confirmed that the wiring from the telecom room to my unit was faulty. I relayed this information to management.

2/3/25:
The HVAC technician arrived but I had to let him in, as he couldn’t get in touch with management. He identified that the split unit needed a new blower and had a coolant leak. I communicated this to management.

2/4/25:
I followed up on the heating issue, stating the unit wasn’t going above 64 degrees. I received a response that they would reach out to the HVAC technician.

2/13/25:
I sent a detailed message to management outlining all the issues so far and requested a follow-up. I received a building code but no mention of a fob or key for the unit. An internet tech visit was scheduled for 2/17/25.

2/14/25:
Management contacted me, informing me that they were in touch with internet providers and that weather stripping was ready, awaiting maintenance. They also confirmed the HVAC technician appointment for the next Tuesday.

2/17/25:
The internet technician arrived but couldn’t access the telecom room. I messaged management multiple times with no response. The technician was unable to proceed due to this lack of access.

2/19/25:
I followed up with management again for another technician visit, but received no response.

2/21/25:
A technician confirmed the issue with the wiring between my unit and the telecom room. I messaged management to follow up on the issue.

2/24/25:
Another technician visited and confirmed that the faulty cables couldn’t be fixed by him. I tried contacting management, but couldn’t reach anyone. I flagged down a worker at the complex to call management, and they assured me it would be investigated. By this point, I hadn’t had internet since 2/21/25, which is a big issue since I work from home.

2/25/25:
I reached out again for an update but received no communication.

2/27/25:
I followed up once more with no response.

2/28/25:
Finally, I connected with someone from management on the phone and sent over the timeline of issues.

3/4/25:
I followed up again, and this time I received a call. Management said they would meet to discuss the next steps. However, up until this time no action had been taken.

We don’t have hot water in our unit and the attention and action is paid to units that they want to rent out to new people, not to units where tenants are actively paying rent. We were told at move in in July that our windows would be replaced. We rent in Portland, OR and would not recommend.

I love the building I live in managed by Wonder Dog Management. My apartment is great and in a great location. That being said the management has been terrible. There is no way to contact them. I've had to call in every day the emergency number just to reach them about maintenance requests from months ago. I have multiple ongoing maintenance requests for things like air conditioning, keys, and dishwashers. I have been really frustrated and disappointed by the management company. There is no one on site and no way to contact them. They never answer my emails, texts, or voicemails. My only solution has been to call in daily between 9 and 2pm and hope someone answers. I've also called repairs for myself to schedule since they weren't able to schedule for me and have been waiting on repairs for months. I would not recommend living in a building managed by Wonder Dog.

We were given an apartment with a non working dishwasher, moldy washing machine, no heat/ac, faulty faucets and faulty wiring resulting in power outages 5-7 times per day. We had to make many runs to laundromats. It took a month before they replaced the dishwasher. 2months for a new washing machine and something was wrong with that one so they had to replace it again a couple weeks later. We begged this management company to call us back so we could explain everything to them they emailed us saying they will not call us back and offered us $45. Currently there’s no one we can contact for help and the ac/heat is still not fixed. I’ve spoken with other residents and we all seem to have similar issues with this company. Do better

We live in the Seaview Apartments in Oceanside. This company are absolutely horrific. They simply never ever answer your calls or emails. We had a gas leak upon moving in, broken fridge. Second broken fridge, faulty electrics fixed with sticky tape, maintenance people without the correct qualifications & things keep getting worse week on week. Still zero response from the management company. They just hide behind a young kid trying to manage 40 apartments. Whatever you do DO NOT RENT a place in this complex It’s like 3rd world living Hot water takes at least 6-7 minutes to warm up , a non stop stench of drugs & they care nothing about the quality or background of tenants. They just want the money & then let the tenants basically live in what is sometimes like a war zone. They are nothing more than a bunch of cowards hiding behind a keyboard assuming zero direct responsibility.

Avoid at ALL costs

I am a resident at The Hawthorne Apartments in Portland, OR The building is rather nice and has a good vibe to it. I have spent a lot of time walking around the area and enjoy the neighborhood. The management though is probably the most inept I have ever encountered. I moved in without a mail key and had to pay out of pocket to have a locksmith install a new mail key a month+ into my tenancy. Still have yet to be communicated by property management about being reimbursed. I have ongoing maintenance issues that have not been handled for two plus months... As well as the lack of proper accounting where my parking was double charged and not promptly taken out. I would stay away from any properties that are associated with Wonder Dog Management. As they do not care about doing their jobs nor the right thing out of principle.

It’s hard to believe that a company can function at a level this low. Wonder dog needs to be investigated for fraudulent business practices. Any positive reviews here are done by staff, as they are paid to do so.

I am currently renting a unit in Portland, and the management is incredibly inept. They neglect to service the properties, resulting in unclean conditions and hallways that smell like animal urine. It's embarrassing to see such a blatant prioritization of profit over people. They seem content to make money without putting in any effort. It's disheartening that companies like this are permitted to operate in Oregon, failing to maintain their properties or respond to calls. It's truly unfortunate that such businesses still exist.
