I've rented a lot of apartments in Spokane over the years and I've had some very bad landlords. When renting from Zanco properties I was pleased with how they treated me and there prompt attention to any maintenance issues I had (even the ones I caused) I have caught a few landlords trying to lie to me about my deposit in the past but Zanco properties not only gave me my full deposit back but they even informed me of some tenant rights I never knew about.

No stars. The manager informed me she is here to help. I shared my story and now it seems like I was talking to NO ONE. I am a great father and these people are all bad. YOU know what? God has a plan and keeps the bad people away. Soooooo. .
If it helps anyone. This company is what they make it. It's like everyone and every place with any kind of property management don't even care if you good renters history. Anyway I was thinking twice. It probably wouldn't pass inspection

My husband and I lived at one of their properties from January 2016 to February 2019. We complained for over two years of our fridge leaking. Water leaked all over the floor and into the bottom of the fridge and crispers. It ruined hundreds of dollars of food over the course of two years. We have our 20 day notice prior to move out since we were month to month. We just received a letter of why they are withholding our security deposit. I cleaned the place and was still charged for ridiculous things. They also are trying to charge us full months rent because they say we didn’t give our 20 day notice in time. We gave a written 20 day notice and moved out 20 days later and we paid the first 10 days of the month until our 20 days was up. The day after we moved out the manager called and asked for the keys. We went and returned them yet they still want to charge us the additional 20 days after they required the keys be returned. They also failed to provide the letter about my security deposit within 21 days. I will be filing a small claims court against them because legally they only have 21 days to mail back the security deposit and they didn’t mail out the letter for 35 days. We were great tenants and have always gotten our deposits back. Also when we moved in the manager said they never raise their rent. Our rent was raised twice in 3 years and they still refused to make repairs. The carpets had red stains on them which is marked on the move in sheet and it smelled and the carpet wasn’t even connected to the floor very well yet, they are trying to charge us for the carpets. They also never called or wrote a letter after we gave our 20 day notice and now they are claiming we didn’t give proper notice. This is a terrible company and I will not let them take advantage of me.

I lived in one of the complexes for nine months. It is run down, the neighbors are extremely rude, fights on constantly breaking out, and police present all the time. Apartment wasn’t clean when I moved in, yet somehow they’ve charged me 200 over my deposit despite not being available to do a walk through on the day I moved out. They’re charging me $300 for new paint after I lived there for less than a year!!!

Prepare for infestations, there are bugs IN THE WALLS. If you can, GET OUT!!!! This was the final straw for me. I also saw a mouse right outside my slider door my last week there! Disgusting.

Additionally they threatened to send my final utility bill to collection... which I HAD ALREADY PAID through the electric company.

The gal they have working their phones was rude. I attempted to pay the $200 they wanted to put this to bed. She rather rudely told me I would have to pay via check or money order. I asked to bring it into the office and she said I would have to mail it. I asked about the utility bill, she said include a note saying you paid it. How am I supposed to get a receipt or proof of payment?

I would leave zero starts if possible

They are the worst people to rent from, a word of advice for anyone here would be to stay as far away as you can. They do background checks it seems on all the people they let move in but not on the people they hire. They hired a new manager for regency park apartments, but no one found out he was a rapist until about two months after he moved in. They are absolute garbage, worst place to go with. STAY AWAY FOR YOUR OWN GOOD! You will be sorry if you decide to rent from these people.

Terrible terrible place. The office staff is coached to lie to their tenants and to their property managers. They will do anything to save a pretty penny. The ONLY person who reviewed this company as 5 stars is friends with one of the employees just goes to show how unprofessional and awful these people are. I would never recommend any of their properties to someone I even disliked. Saving an extra $50 -100 a month for rent is not worth the headache you will find yourself in.

Slum lords .... I moved in to the fox glen apts #3 after a woman had lived there for 10 years . While I was moving in she was still moving out but no walk thru was done nor were the carpets cleaned nor were the walls painted. On top of that there is black mold throughout the entire building that is growing inside the bathroom and I would post a pic but you cant... when I notified the manager he simply wiped it down and said it would be fine ... I had the apartment tested because I was constantly I'll and it was because of said mold so I decided to move out after a long time .... after moving out they decided to charge me 500 for damages I didn't do as well as charge me for "mildue" on the walls ... I wouldn't ever reccomend this place to anyone and if you live there I would look for a new place to live asap ... who really wants to live somewhere that will make you sick?

Slumlords, my kids (and grandbabies) live in one of their properties and it's now infested with mice. They are even in the walls up on 2nd floor as well as in their furniture now. Mgr was informed MONTHS ago and NOTHING has been done about that or any of the other issues they have filled out work orders for. Wouldn't reccomend to ANYONE.
