It seems that Horizon Properties’ broker, Janet, wants to resolve this issue, but some staff and the property owner persist in withholding my security deposit. I strongly advise against renting from Horizon Properties, as some staff members disregard tenant rights and legal obligations.

After moving out, they illegally withheld my deposit beyond the 21-day limit and are now imposing unjustified charges:
1. Backyard Cleaning: The yard was in poor condition when I moved in (Sept 2022). I hired landscapers for regular maintenance, and it was in far better shape when I moved out.
2. Broken Glass: A loose glass panel fell while my daughter was showering, resulting in an ER visit. Their technician confirmed I wasn’t at fault, yet Horizon and the owner are trying to charge me, despite their failure to fix the issue, which caused my daughter’s injury.
3. Carpet Cleaning Delay: Horizon’s recommended cleaning company delayed service, forcing me to return the key on Feb 3 instead of Jan 31. Now, Horizon wants to charge me for utilities during this delay, even though they caused it.
4. Unjustified Charges: They are fabricating fees for sale-related repairs and upgrades—their Realtor even requested $30,000 in renovations to increase the home’s value. Why should a former tenant pay for this?

It’s clear that some—not all—at Horizon are working with the owner to illegally withhold deposits. I missed a call from their broker and would like to speak with her personally before updating this review. Otherwise, I plan to take legal action against all involved. Tenants deserve fairness—not deception.

The Horizon properties provide very good service. We got approved our house in five business days.Their team member Chloe is awesome. She assisted me with scheduling an appointment to view the property. She ask to me what time is good for me and she book my appointment according my schedule. Lisa is also very nice.
