My experience with Mitt as the owner and manager of Park Place Alameda business rentals was less than professional and caused significant delays and monetary damages to my business. I was also unaware of his affiliation with Dodg Corporation / Sbmann LLC and their business practices until I began searching for a new location. I was informed by several Alameda realtors about these business practices.

After signing on, we waited 2 months for a simple sink to be installed. Mitt placed it in the wrong room (in the worst spot for my business according to our floor plan) and then tried to charge an additional $2k to place it in the correct room. This would significantly impact the floor plans with the health department, cutting our viable work space by 1/3. He also told us we would have to install our own hands-free faucet, which would end up being significantly more expensive than just installing a hands-free sink to begin with. Ultimately he chose to let us out of our contract and return the security deposit, rather than honor the agreement. Mitt wanted to see timelines for the business inspections, not understanding this was impossible to schedule without the completed floor plans (including the sink). We couldn't even begin to finalize the permitting process for the entire 2 months after signing the lease.

I have never used Mitt as a mortgage lender, but I would not recommend him to other local business owners as a property manager unless you like delays, confusion and unreliable responses. We felt bullied out of the space by the constantly changing responses of Mitt, empty promises and extraordinary delays. He also raised the price on several of the rentals between the time we viewed them and now, 3 months later, according to current ads on the Park Place Alameda Instagram account.

I have known Harmit For many years now. I called him because our primary lender won’t approve our jumbo loan for a refinance. Without going into details of the reason we have never heard that excuse before. Wevfilled out the application with Harmit and provided him all the initial documentation required. We were approved within three days with conditions. There were some request from the lender but he was able to work with us and get them taken care of very rapidly and smoothly. He is not committed to any one bank and he actually goes out and shop for the best interest rate even our escrow officer Was shocked to see how lower interest rate was for a 30 year loan. I Rarely write any reviews but this one was well deserved. He is truly a professional and look out for your best interest.
