If I could give shane a 0 I would. It feels like a teenager was in charge of my lease. He did not give me the pamphlet about lead paint when I signed the lease even though 306 Hudson Ave in Albany was built in 1846. There was sanded paint dust ALL over the bedroom when I first moved in. Nothing was cleaned. The bathtub leaked every single drop of water from the shower onto the floor so the floorboards around the tub were SPONGEY from being soaked. The water from the bathroom then would go into the living room. In June there was a severe leak in the bedroom that was not fixed or looked at so in july black mold started to grow. When I left in October he had still not sent someone to fix it despite multiple texts and calls a week. He is the most u professional and unresponsive person I have ever had to interact with and I can’t believe how much money I wasted living in a building he managed.

If I could give 0 stars, I would. I have lived in 5 different apartments, and never have I seen such gross negligence and misconduct on behalf of a landlord/property manager. I lived at their property at 112 Morris, Apt. 1, in the Park South neighborhood in Albany. They are currently being sued by the city on our behalf, because they have 5 active code violations, and we reported them 2 months ago for that. They’re so petty, that they’d rather accrue fines from the city day by day, than fix what is wrong with the property. They try to blame everything on the owner of the property, but, if you decide to manage a property, you are equally responsible for the upkeep of that property and the health and safety of your tenants. I kid you not when I say the support beams for our second story deck LITERALLY fell off of their cement bases before they came and fixed it, despite us telling them for months that they were detached from their brackets and slipping off. The only thing that got them to come fix it was when we threatened to call the fire department or authorities to block off the deck to keep the other tenants here safe, including multiple children. They only respond to ultimatums, and now they don’t respond to anything. Every time we ask them to fix something totally reasonable, including the code violations, they ask us to move out. They know this is extremely difficult for us, because we are medical students and we have almost no free time, but they don’t care. They see us as the problem, rather than their inability to do basic upkeep of the property.
We have had an active infestation the entire time we’ve lived here, and we were not informed of that before moving in. I saw the first of many mice a couple of days after I moved in. The problem has gotten worse and worse due to their gross negligence, and now the mice are not only in our bedrooms, but also our kitchen. The mice ruined half of my possessions with their urine and feces, and Madison Park has not done anything to help me replace those belongings lost due to their negligence. Not to mention the cockroaches, centipedes, spiders, copious amounts of flies (I have to swat them out of my face as I eat), and pretty much every bug you can imagine. They’ve sent an “exterminator” (I use that word lightly, because he certainly never did anything that could qualify as extermination) a few times, who only put down poison packs and never set up times to even come refill them, let alone actually prevent the mice from getting into the apartment in the first place. We called a real exterminator with an actual plan, and Madison Park won’t allow him to come fix the problem for real, and we can’t do anything without their consent. They won’t even answer his phone calls or return his messages.
Every time we ask them for a basic necessity and for them to fulfill their duty as a property manager, we are met with either silence or resistance. Shane Mahar has literally argued with me that things that are broken aren’t, despite video and photographic evidence to the contrary. Kayla, an employee of his, told us that living with an active infestation is a standard and that we should get used to it. This is after I let them know that I am immunosuppressed, and that living with an infestation is a huge health hazard for me. They literally do not care about their tenants in the slightest, and they’ve made that abundantly clear.
I can not stress enough how much I recommend that you STAY AWAY from Mahar Properties/Madison Park Real Estate. Unless, of course, you like unresponse and aggressive management, doing all of your maintenance yourself, having some free “pet” mice, and studying entomology (study of bugs) right from your kitchen and living room.

Good Morning,
My name is Elexia Williams and I went to view an apartment with my mother and 5 year old son at 85 N. Allen St in Albany, NY and the moment the agent who showed the property layed eyes on us I could tell something was wrong. He showed us the rental and after I said I liked the apartment and said I wanted to apply for it he told me he wasn't going to be by his computer for a few hours and that he would send it when he could. I waited and never received anything so I sent him an email and never got a reply. Any other time when we'd email each other he responded quickly.
I strongly believe that the reason why his behavior has changed is because I am a person of color. I am very responsible, I have children to provide for and I'm a hard working mom. I took time out of my day to view the rental that was perfect for me and my family.
