In such a competitive market, you definitely need a competitive and competent buyer agent on your side to win the offer among so many bidders, most importantly under your budget. Not easy.

In my case, the house I got is the second offer after losing the 1st which final sold price well beyond my budget, thanks for the hot market. Luke helped me to win the 2nd offer by carefully crafting a bidding strategy which had to fit my situation and win over other bidders. He made it happen.

I worked with Luke Lensvelt and even though this was during the height of COVID in the Fall of 2020 I felt well taken care of. Luke was instrumental in helping me find a place and put in an offer that was best for me, even to the point of having the seller pay closing costs and do a full inspection and have a major appliance replaced before moving. Not an easy thing to do in the Seattle Market. Additionally, when a mistake had been made on my closing documents which I had not caught until a day before signing, the lender advised nothing could be done but Luke was able to reach out to the lender and we were able to come to a resolution. Would recommend to friends and family.

I warned Luke I would be a realtor’s nightmare, high expectations with limited income, but he didn’t bat an eye and took me on as a client. We had to work hard to locate a property but he never wavered and always kept his optimism and sense of humor. He was responsive and ready to run when a property was available to view and we saw a lot of them. Finally one came up and we beat the crowd and put in an offer. Luke was unwavering in his representation of my interests. He put in extra effort to resolve issues that could have derailed the whole thing resulting in a house I can afford and enjoy. If I sell, I am going to hunt him down to represent me in that effort. I trust this guy!

Luke Lensvelt was an absolute pro and a huge help in our move to and home buying in WA. He educated us on so many things that we might not have understood without his local knowledge. As we were buying from out of state, he prepared us for our visits and then made himself very available whenever we could come for fact finding. He was very patient with our short “must have” list; for example, no stairs for our elderly relative that lives with us. In the year since we bought our home it has increased in value and turned out to be everything we had hoped.

We would go straight back to Luke if buying again and would recommend him to all.
